What do I need to do in regard to my account/invoicing?

Over the coming weeks, we will send you details regarding any billing adjustments due to the retirement of these services.

General Questions

Why are Terranet and Property Value NZ closing?

Terranet and Property Value NZ are being retired as we transition to newer property research solutions. After the closure date 31st October 2026, these services will no longer be available. Customers should ensure they download and save any information they wish to retain prior to the closure date.

What should I do before the closure date?

Before the closure date 31st October 2026, you should:

Log in to your account.
Download any reports, title documents, ownership information, valuation reports, or historical records you wish to keep.
Save these files locally, as they will no longer be accessible once the service closes.

Will I lose access to my reports after closure?

Yes. Once the services close, customers will no longer be able to access reports or records stored within the platforms. All required information should be downloaded before closure on 31st October 2026.

Will there be reminder communications before closure?

Yes. Reminder communications are planned approximately 30 days before 31st October 2026

About Property Guru

What is Property Guru?

Property Guru is a subscription-based property research platform that combines property data, ownership information, valuation tools, sales history, mapping, market insights, and title ordering capabilities into a single workspace.

Is Property Guru a direct replacement for Terranet?

Property Guru provides access to the same underlying Cotality, LINZ, property, title, sales, boundary, and council datasets used in Terranet. However, it represents a workflow change from ordering individual reports to working within an interactive platform.

Is Property Guru a direct replacement for Property Value NZ?

Property Guru provides access to the same core property information available through Property Value NZ, including title details, property profiles, property values, and sales history. It also offers additional market insights, mapping tools, ownership information, and advanced research capabilities.

Why should I consider Property Guru?

Property Guru brings together ownership information, valuation tools, sales history, mapping, market insights, title ordering and research tools into one platform.

Features and Functionality

Can I still access title information?

Yes. Property Guru allows users to order current LINZ titles, easements, instruments, and survey plans through integrated ordering tools. Title ordering availability can be locked down to a user basis by an allocated Admin on the account.

Does Property Guru provide property profile reports?

Yes. Core property information, valuation history, legal descriptions, and council data are available through the property detail screen and can be exported as PDF reports.

How do valuations work in Property Guru?

Instead of a static valuation report, Property Guru offers an interactive Comparative Market Analysis (CMA) tool. Users can select their own comparable sales and generate valuation reports based on their requirements.

Can I still search for historical sales information?

Yes. Property Guru includes sales history data and neighbourhood sales tools that allow users to filter sales by radius, price, property type, and date range, providing greater flexibility than traditional fixed reports.

Does Property Guru include mapping features?

Yes. Property Guru includes GIS mapping layers with property boundaries, contour information, zoning overlays, environmental hazard layers, school zones, and additional location insights.

Can I access council and consent information?

Yes. Building consent data is available directly within the property record through the Property History tab.

Differences Between Terranet and Property Guru

What is the biggest change for existing Terranet users?

The largest change is the move from a pay-per-report model to a subscription platform. Instead of purchasing individual reports, users can perform unlimited standard searches and generate reports as part of their subscription. Official LINZ document purchases remain transactional.

Can I still perform ownership searches?

Yes. Ownership searches remain available through LINZ-compliant name searching processes. Access may require users to meet LINZ credentialing requirements.

Is there anything Terranet offered that Property Guru does not?

A small number of Terranet reports do not have a direct one-to-one PDF equivalent. Examples include:

In these cases, the information remains available within Property Guru through alternative workflows and interactive tools rather than a single packaged PDF report.

Differences Between Property Value NZ and Property Guru

I only used Property Value NZ occasionally. Is Property Guru suitable for me?

Property Guru is designed primarily as a professional subscription-based platform for regular property research users. Customers who only purchase reports occasionally should review the available options to determine whether a subscription model suits their needs.

Can I still access Title Details Reports and Property Profiles?

Yes. These report types remain available through downloadable reports and integrated property information screens within Property Guru.

Pricing and Offers

How is Property Guru priced?

Property Guru operates on a subscription model rather than a transactional report-purchase model. Standard searches and report generation are included within the subscription. Official LINZ title and document ordering continues to incur transaction-based charges.
